Development Permits

The following are the permits required for the Ocean Star Estates development, and the status of each permit's application:

1. City of Luperon certificate of "no objection"

This certificate of "no objection" confers the right to build on the land, but does not authorize construction. The certificate ensures that the project conforms to zoning regulations and that city taxes have been paid, and is a prerequisite for other procedures.

Phase I - permit issued July 5, 2007
Phase II - permit issued March 2, 2009

2. Secretary of State of Environment and Natural Resources permits

Environmental permit: This permit certifies that from the point of view of environmental protection, the activity proposed may be carried out under the conditions indicated in the permit.

Forestry permit: This permit authorizes the cutting of specified large trees on the development.

Soil Use permit: This permit authorizes the excavation of soil to build roads, install water pipes, etc.

Currently in application process for phase I. Provisional permit issued February 24, 2009 to work on the roads in phase I.

4. Secretary of Tourism, North Zone Department permit

The Secretary of Tourism office is dedicated to protecting Tourist Zones on the island. A permit is issued after the office is satisfied that the development will not damage natural attractions such as beaches, dunes, etc.

Currently in application process for phase I.

5. Dominican College of Architects, Engineers and Surveyors (CODIA) permit

The Colegio Dominicano de Ingenieros, Arquitectos y Agrimensores (CODIA) is the Dominican Republic's Association of Architects, Engineers, and Land Surveyors (http://www.codia.org.do). The CODIA ensures that applicant's construction project conforms to applicable standards. A tax is due to the CODIA for each construction.
