Property Rental & Tourism

Property Rental

There is year-round rental in the Dominican Republic, with the high season being approximately December 1 through May 15. Properties in the area are rented for $1000 - $1500 per week during the high season for a 2-bedroom, 2-bath property; properties are rented for the same amount per month during the low season.

The fee for a rental management company in the Dominican Republic is approximately 10 to 20 percent of the rental amount. Rogue Investor, LLC can provide rental management services for properties at Ocean Star Estates.

Tourism

In the past three years the government spent RD$1.6 billion on tourism infrastructure and from August 2004 to July 2007, the Ministry of Tourism invested US$60,640,000 on advertising abroad.

Travel to the Dominican Republic has doubled since 1996, up from 1,925,565 tourists in 1996 to 3,965,055 in 2006, according to statistics the Ministry of Tourism has at hand. The first quarter of 2007 saw 1.2 million tourists.

Canadians make up 28.5 percent of tourists; Americans 28 percent of tourists; and Europeans 31 percent of tourists. A strengthening Canadian dollar and economy is boosting Canadian travel. Canadian travel increased from 427,074 travelers to the Dominican Republic in 2005 to 509,323 for 2006. Better yet, the first six months of the year are showing 395,612 arrivals, compared to 286,975 for January to June 2006, representing a significant increase of 37%.

The number of hotel rooms in the Dominican Republic has increased from 36,273 in 1996 to 63,206 in 2006, representing a 31.5% increase. According to the Ministry of Tourism, 3,025 new hotel rooms could be on the market in 2007, opening on the north and east coasts. This would bring the projected new total to almost 70,000 rooms, maintaining the destination's leadership in the Caribbean, outside of Mexico. The new rooms are under construction in Puerto Plata, Las Terrenas (Samana), Bavaro, Punta Cana, Bayahibe (La Altagracia) and in San Pedro de Macoris (Juan Dolio and Guayacanes).

The Dominican Republic also is revving up for the start of major luxury resort development, on the tails of the many successful second home vacation communities. Four Seasons announced it is ready to start building in Casa de Campo in La Romana. Ritz Carlton is on the books for construction in Cap Cana, in Punta Cana; Fairmont of Canada has plans for Roco Ki resort development in Macao, north of Punta Cana; and Westin is building a first hotel in Roco Ki.
