Reserve an Ocean Star Estates Lot

The information that follows is a detailed account of how to reserve a lot. It is highly recommended that you read this information before completing and submitting an Ocean Star Estates Real Estate Reservation Agreement.

If you have already reserved a lot and want to change your reserved lot to a different lot, please read the information at Change an Ocean Star Estates Lot Reservation.

Step 1: Complete reservation agreement and pay deposit

Complete the Ocean Star Estates Real Estate Reservation Agreement (Reservation Agreement), available online in a printable (pdf) format:

Lot(s) Being Reserved

Enter the block and lot number(s) you are reserving, using the plat map. Please check the "Sold" column of the Lots for Sale Table to be sure the lot is still available (refresh the web page to ensure you have the latest information). If there is a discrepancy between the plat map "sold" information and that on the Lot Information Table, the latter prevails. If you are reserving more than two lots, please complete a separate Real Estate Reservation Agreement. Lots will be reserved on a first-come, first-serve basis.

Enter the purchase price for each lot being reserved, using the information from the Lots for Sale Table. All prices are in U.S. dollars.

If there is a promotional price that differs from the purchase price, please enter that for each lot being reserved. All prices are in U.S. dollars.

Enter the total price for all lots being reserved. This price is in U.S. dollars.

Contact Information

Please provide a contact name for us to use in communications regarding your lot purchase, and contact information for that person.

Deposit

A deposit of $5,000 PER LOT is required to reserve a lot, unless you are purchasing a lot using your self-directed IRA (see below). This deposit will be applied to the sale price. The deposit may be in the form of a personal check, cashier's check or money order (payable to Ocean Star Estates, LLC), or may be by credit card. Enter the total deposit amount due.

Important Cancellation Note! Credit cards will not be processed/checks will not be deposited before the 8th day following the date of your signature on the Ocean Star Estates Real Estate Reservation Agreement. TO CANCEL this reservation, Ocean Star Estates, LLC must receive a written cancellation notice from you before said 8th day. The cancellation must be signed and dated. Fax to 913-381-6081. There are NO REFUNDS on the deposit once this deadline has passed and payment has been received by us.

If you will be purchasing a lot using your self-directed IRA (SDIRA), no deposit is required. You may reserve a lot even if your SDIRA account is not yet set up; however, please submit your account information to us no later than two weeks following the signature date on your Real Estate Reservation Agreement. The total purchase price is to be paid through your self-directed IRA. For more information on purchasing a lot using your self-directed IRA, visit Self-Directed IRA.

Deposit Payment Type

If paying the deposit by personal check, money order or cashier's check, enter the requested information. Include the check with your Real Estate Reservation Agreement if mailing the form to us, or include a copy of the check with the Real Estate Reservation Agreement if faxing the form to us and mailing the check separately. If faxing the form, the check must be received by us within 8 days following your signature date on the Agreement to hold the reservation.

If paying the deposit by credit card, enter the requested information. MasterCard, Visa, American Express and Discover are accepted. The security code is found on the back of the credit card (or the front for American Express cards).

Important Note! Please ensure that the charge will go through before sending the Real Estate Reservation Agreement. Many credit card companies are suspicious that large monetary charges are fraud. You may need to contact your credit card company ahead of time to let them know about the upcoming charge. Payment will be processed through Ocean Star Estates' Virtual PayPal account. Your credit card will show a charge to Ocean Star Estates, LLC.

Financing

Indicate whether or not you are interested in owner financing for your purchase. Please note that a finance fee of 5 percent of the amount being financed applies for down payments of less than 40 percent of the lot's sale price. Closing

For cash sales, full payment of the total purchase price and closing costs are due within 45 days of your signature date on the Real Estate Reservation Agreement. If owner financing, the non-financed portion of the total purchase price and closing costs are due within said 45 days. Closing costs are 2.5% of the purchase price. Payments made by credit card will incur an additional 4% transaction fee. A penalty of 1% of the amount due (full payment or down payment) will be assessed for each 30 days the payment is late. We reserve the right to cancel this reservation, with no refund of the deposit, if the full payment or down payment is late more than 90 days.

Special Promotional/Closing Details

Please indicate the details of any promotional price for the lot(s) being reserved and/or any special closing details. All other closing details, as stipulated in the paragraph above, remain applicable.

Please let us know how you found out about Ocean Star Estates. For example:

  • real estate broker or agent.

Signature and Date

Make sure you have read and understand the terms of the Real Estate Reservation Agreement (particularly the terms relating to cancelling and closing), and then sign and date the Real Estate Reservation Agreement. By signing this Agreement, you also agree to review the information at www.oceanstarestates.com as part of your due diligence during the cancellation period.

Submit Real Estate Reservation Agreement

Return the Agreement to Ocean Star Estates, LLC by fax, email or mail:

You must phone our office at 913-381-4520 to let us know that the fax or email has been sent. We will confirm receipt with you.

Step 2: Deposit processed by Ocean Star Estates, LLC

Personal check, money order, cashier's check: Checks will not be deposited before the 8th day following the date of your signature on the Real Estate Reservation Agreement. A copy of the check will be included with your closing packet.

Credit card: Credit cards will not be processed before the 8th day following the date of your signature on the Real Estate Reservation Agreement. Payment will be processed through Ocean Star Estates' Virtual PayPal account. Your credit card will show a charge to Ocean Star Estates, LLC. A copy of the credit card transaction will be emailed to you, and included with your closing packet.

Step 3: Follow-up email

As a follow-up to your reservation, you will receive an email requesting information regarding how you want to title your property. Please respond as soon as possible so that a closing packet can be mailed to you promptly.

Step 4: Closing packet

You will receive a closing packet by Federal Express overnight service within 30 days of the signature date on your Real Estate Reservation Agreement, assuming you have provided the information requested in Step 3 above in a timely manner.
