Try doing that in the United States, Europe or anywhere else in the Caribbean.
- People. Dominican people are incredibly friendly to foreigners, especially Americans. Many Dominicans have relatives in America and the President of the Dominican Republic was educated in America. The signing of CAFTA is additional proof that the Dominican Republic will be a great place for Americans to live and work for many years to come.
- Weather. The North Coast of the Dominican Republic has only been hit by two mild hurricanes in the last 100 years. In fact, the area around Ocean Star Estates is known by locals as a safe harbor from hurricanes and many boat owners move their boats to this area during hurricane season.
- Cost of Living. Because the island is large and labor is cheap, foods are locally grown so the cost of living is about 30% less than the United States. Also, because labor is so affordable you can hire cooks and cleaning staff for about $300 per month, freeing up your time to do whatever you want.
- Taxes. In the Dominican Republic the first 5 million pesos of real estate, about $150,000 US dollars, is exempt from real estate taxes. This means you pay no real estate taxes on your lot.
- Appreciation and Income. Do you remember Costa Rica real estate prices about 10 years ago? Real Estate prices have gone up 5 to 10 fold in that country in about a decade. Real Estate prices on the North Coast of the Dominican Republic look poised to do the same thing over the next 10 years. Even if real estate prices in the Dominican Republic went up 10 fold over the next decade they would not be overly expensive compared to many other Caribbean markets. Also, the rental market in the Dominican Republic is very strong, especially in the winter months from November through March. Three bedroom homes that cost less than $100,000 to build can be rented for $1,000 to $2,000 per week during the winter season creating excellent positive cash flow.
- Undiscovered. The Dominican Republic is still unknown as an exceptional real estate investing opportunity by most of the world. I can safely say that after traveling around the world for the past two years, at current prices, the North Coast of the Dominican Republic is one of the most beautiful and undiscovered investing opportunities you will find.
I will repeat what I said. I think you are crazy if you do not find some way to purchase an ocean-view lot in Ocean Star Estates. Remember the often repeated story in real estate investing. If I just would have bought some land before prices went up, up and away.
